In the modern world estate agents and property vendors need to use all of the tools at their disposal.  For many existing home owners, you will remember bygone days when agents sent out an A4 page with a grainy black and white image of the house and some room dimensions in imperial measurements on it. The savvy home buyer is not content to waste their time viewing properties on specification alone and as their requirements have evolved, so the basic information sheet evolved too and property information packs and brochures became the de-facto standard. Potential buyers still like the outside image but now they want to see inside too.  They want floor plans, lifestyle images, feature shots, dimensions, energy efficiency ratings (EPC), maps showing how to get there, virtual walkthrough videos and more besides. We do all this ourselves, why do we need you? A fair comment.  Most estate agents have someone in-house that can take pictures. Sure, anyone with a mobile phone can take them, but I think that you are missing a trick and losing money.  You are an excellent and reputable estate agent and that means that your sales and negotiation skills are first rate.  It’s what you do and you do it well.  Perhaps that’s good enough, but have you ever considered selling an upgraded service? Airlines sell more than one class of seat for passengers and the modern estate agent has to adopt a similar model. Yes, you can sit and wait for a property to sell but my experience has shown that property vendors are looking for the upgrade.  They want to sell and get moving, so they are prepared to pay an upgraded price for an upgraded service.  Gather your professional bolt-on service providers for floor plans, photographs, energy efficiency and then package a deal that includes their fees and a profit margin. The customer is happy because they sold their house after receiving a better quality viewing and the agent is happy as the house sold quicker, requiring less effort, thus making a greater profit.  If that’s not enough, because you charged for the upgrade, it didn’t cost you anything and you made a profit on that too! Airlines are not the only ones who sell economy and first class - Many estate agents have adopted this model as well. How can we help? Our first goal is customer satisfaction.  From the time that we take an instruction from an agent you are assured that the team will handle your vendors with care. When we call to book an appointment with the vendor, on behalf of your agency, we represent ourselves as the photographer with your estate agency, effectively an extension of the branch.  This reinforces your own customer service values. We appreciate that, at all times, we are ambassadors of the estate agent and our performance reflects on you,  This is why we pride ourselves on providing a quality customer service experience from start to finish. Our ability to interact with the customer, leaves them feeling that they have had a first class service throughout. We will discuss the property briefly and make notes about parking and anything the customer particularly wants to appear in the pictures.  We will also explain some pre-requisites like tidying and a clean kitchen, to help minimise the amount of extra work the photographer has to do on the day and thus present a great looking home. Once inside, our photographer respects the vendors property by either removing their shoes or covering them with plastic protectors. We start by looking at each room to see what the best angles are and if anything needs to be moved or tidied away. At this point we usually talk about some set dressing, moving small items of furniture to achieve a spacious and appealing view.  After you have shown us around, only then do we start set dressing each room and taking pictures.  As each room is completed, we put things back the way they were before moving on to the next room. We use top quality cameras and lighting equipment, with a selection of ultra-wide angle lenses to ensure maximum room coverage. The photographer shoots high definition images from a variety of angles and heights to create visually stunning property pictures, featuring the very best aspects of each room. Particular focus is given to kitchens, living rooms, bathrooms and master bedrooms, but we will shoot in every room that you want us to. With the interior complete, we go into the garden and take pictures there, which will include images of the house from the rear or the best rear- facing angle. Finally, the golden shot - The front of the house.  This is usually the most important view because it shows potential buyers what their new house might look like when they come home from a hard day at work. Our aim is to create something that potential buyers will fall in love with, which leads to a quality viewing.  It’s important to consider the maxim that you never get a second chance to make a first impression.  We go one better than that by creating a beautiful first impression and in that way, by the time the prospective buyer comes through the front door, it’s as if they are there for a second viewing. What happens to the pictures - Are they edited? Most estate agents, that we deal with, agree that there is something special about a house shown in bright sunshine, with a lovely blue sky, that makes it more appealing than one shown with a grey, overcast and miserable outlook.  The problem is that the weather in the UK just doesn’t co-operate - not even in the summer! Our photographer will try and book appointments for days and times with the best likelihood of good weather, but is skilled sufficiently to remove a grey sky and replace it with a nice blue one. What about trailing cables, messy rooms and eyesores in the house? We value our integrity and that of the estate agent.  It is paramount that the property is picured accurately and not mis- represented in any way.  However, the photographer is skilled at concealing messy corners of rooms by shooting in the other direction and the post production team will make minor modifications to ‘blue-sky’ exteriors.  Trailing cables will be addressed at a small premium. We will not airbrush over obvious defects, cracked plaster etc. Do you do floorplans? We produce carefully drawn floorplans from laser accurate measurements.  This is sold either a bolt-on service with photographs or can be purchased as service by itself.  What areas do you cover? Our photographers routinely cover the Hastings, St Leonards, Bexhill and Battle areas but also travel as far East as Lydd, North to Ticehurst and Cranbrook and West to Eastbourne/Hailsham. Who owns the finished pictures? We retain principal ownership of the copyright but our fees include exclusive rights for the agent to use the photographs in digital and printed media.  For an additional premium (0.50p per image) we will watermark your logo onto the pictures. What about empty properties and new builds? We have worked on property brochures for a number of new developments and are happy to work with property developers to show off their new homes for sale. Can your photographers be trusted? We regularly collect keys, photograph and return them to the agent without incident.  All of our property photographers hold a current DBS (Disclosure and Barring Service - formerly CRB certificate) and are insured for public liability and professional indemnity. How much do you charge? Our fees are based on the size of a property and start at £130.  A mileage rate over 10 miles is also applicable.
